About That Summer Heat Though

Let’s get the big one out of the way first. Scottsdale summers are no joke. Temperatures regularly climb above 110°F from June through September. Outdoor plans shift to early mornings or after dark, AC bills spike, and first-time Arizona residents usually spend one summer recalibrating their entire daily schedule around the heat.

The payoff is every other season. Right now in March, Scottsdale is sitting in the mid-70s with clear skies, the desert is blooming, and the Cactus League is in full swing with spring training games drawing fans from across the country. Fall and winter are equally stunning, which is exactly why snowbirds arrive by the tens of thousands each year, and many never fully leave.

The Price Tag Is Real

Scottsdale is one of the more expensive cities in the Southwest, and the numbers reflect that. Median home prices are hovering between $830,000 and $925,000, sitting well above the national average. That said, more listings are seeing price reductions compared to the frenzy of 2021 and 2022, which means there is actual room to negotiate in today’s market.

Renting is not significantly cheaper. Expect to budget around $1,900 to $2,000 per month for a median apartment. One welcome offset: utility costs in Scottsdale run below the national average, which does help trim monthly expenses in the cooler months.

  • North Scottsdale: Larger lots, desert views, and luxury living. Popular with families, remote workers, and buyers who want more space and privacy.

  • McCormick Ranch: Mature landscaping, lakes, and a very family-friendly layout in the heart of the city.

  • South Scottsdale: The most accessible price point, with a growing mix of first-time buyers and investors looking for strong rental demand near Tempe and ASU.

The Lifestyle Is Hard to Argue With

Scottsdale borders the McDowell Sonoran Preserve, a 30,000-plus-acre urban wilderness that connects to hiking and mountain biking trails right from residential streets. Add over 200 golf courses, a legitimate fine dining and arts scene, and major annual events like the Barrett-Jackson car auction and the Waste Management Phoenix Open, and the lifestyle here is genuinely active and full.

The job market is equally strong. Healthcare, technology, financial services, and hospitality all anchor the local economy. Major employers include HonorHealth, GoDaddy, and Edward Jones. And Phoenix Sky Harbor Airport is just 15 to 20 minutes from most neighborhoods, a real convenience for frequent travelers.

A Few Things Worth Knowing

  • A car is non-negotiable. The city is large and spread out, and public transit will not get you far.

  • Traffic peaks from November through April. Snowbird season adds noticeable volume on corridors like Scottsdale Road, Shea, and Frank Lloyd Wright Boulevard.

  • Water supply is an active topic. Scottsdale has invested heavily in long-term water resource planning, including reclaimed water systems and Colorado River diversification, but it is worth understanding those plans before committing to a purchase.

  • The social tone skews upscale. High-end restaurants, designer shopping at Scottsdale Fashion Square, and luxury vehicles everywhere set a certain tone. Some people thrive in it. Others find it too polished.
